Does your garden still look like this?
Keep scrolling. We’ll take care of the rest.
Or price your project right awayStep 1 of 4
We start from the ground.
Dig out, clear away, level. A compacted crushed-stone sub-base and levels set true to a string line: what you won’t see again is what holds the rest up.
Step 2 of 4
The structure goes up.
Formwork, edging, pergola posts. Every line is set before the first stone.
Step 3 of 4
The materials take their place.
Large-format Belgian bluestone, stabilised gravel, timber decking. Fine joints, true levels.
Step 4 of 4
And the first evening outside.
A terrace that extends the house. That moment is what we work for.
Visualisation of a typical project. Our real projects are further down.
What would your terrace cost? Draw it on your house.
Type your address and the aerial photo of your garden appears. Tap the corners of the area, as if you were pulling a string line across the ground. The simulator measures the surface and gives you a price range based on jobs MS VIVA has already invoiced.
- Two minutes, no sign-up
- Prices from real jobs, not from a catalogue
- The exact price after a free visit
Nothing here is computer-generated: these are our projects.
Photos of our projects, before and after the work. Drag the line to compare.
Outdoors and indoors, one team from start to finish.
Groundwork, foundations, laying, finishing, maintenance: one person follows your project from start to finish, and that same person comes to see your property.
Prices on show. Not a ‘contact us’.
Almost no company in the area publishes its prices. We publish the ranges from more than 70 landscaping projects we have priced since 2024, all-in. The exact figure depends on your ground: that is what the visit is for.

No call centre, no salesperson passing through. You speak directly to the person who prices and runs your job, from the first visit to the final handover.
Where we work
Our depot is in Lot, in Beersel. Nearly nine clients out of ten live within 20 km: mostly in Overijse, Tervuren, Waterloo and Rhode-Saint-Genèse, and all around the south and east of Brussels.
How it works
You get an estimate, then Max comes to look
The online estimate gives you a ballpark figure. The free visit settles the rest: the soil, the slopes, the access, the drainage.
You receive a clear quote
Materials, thicknesses, quantities and installed prices in black and white, line by line. With 6% VAT when your project qualifies.
We build, then we walk round it together
A tidy site, the timescales we gave you met, and a final handover walk side by side.
Frequently asked questions
How much does a Belgian bluestone terrace cost?
At MS VIVA, a bluestone terrace laid on a full foundation usually costs between €208 and €277 per m² excl. VAT, groundwork included. For 30 m², expect roughly €6,240 to €8,310 excl. VAT. The simulator gives a range for your own surface area.
Is VAT charged at 6% or 21%?
For a house more than ten years old, a terrace attached to the house and the driveway linking the street to the house can qualify for 6% VAT. Parking areas, even right next to the house, garden landscaping, fencing and terraces away from the house stay at 21%. We check this with you when we quote. The rules in detail.
Do you charge for the visit and the quote?
No. Max comes to see your property for free, and you can share the quote with whoever you like.
Which areas do you cover?
Mostly Flemish Brabant (Overijse, Tervuren, Rhode-Saint-Genèse, Kraainem, Wezembeek-Oppem, Hoeilaart, Beersel), Walloon Brabant (Waterloo, Braine-l’Alleud, Rixensart, Wavre) and the south and east of Brussels (Woluwe-Saint-Pierre, Uccle). The full list.
When should I ask for a quote for spring work?
Spring jobs are scheduled between January and March. If you ask in autumn or winter, you choose your dates instead of taking what is left.
Do you speak Dutch and English?
The site is available in French, Dutch and English. Write to us in your language and we will reply in the same one.
