Driveways and garage entrances
A driveway carries tonnes every day. It must not shift, rut or send water back towards the house.
For 40 m² of driveway in clay pavers, our price is usually €8,900 to €9,900 excl. VAT, foundation included.

Why driveways sink
Ruts come from a foundation that is too thin or from edging that does not hold the paving in place. Under a driveway, the foundation is thicker than under a terrace.
- Klinkers (clay pavers)Laid in herringbone or stretcher bond, joints filled with fine sand.
- Bedding layerFine crushed stone, screeded for a perfectly flat surface.
- Compacted sub-baseCrushed stone compacted in layers of 10 to 15 cm: this is what carries the car.
- GeotextileKeeps the foundation separate from the soil.
Clay pavers, setts or stabilised gravel?
Clay pavers and setts give a closed surface that is neat and durable. Stabilised gravel keeps the look and the crunch of gravel, but it is held in honeycomb grids: you can drive on it without ruts and the water soaks through. Natural stone costs more and gives an entrance with character.
Rainwater
A large closed surface sheds a lot of water. We plan the slope, a channel drain in front of the garage if needed, or a surface that lets water through. Some municipalities require this for new surfaces.
The surfaces we lay
-
Stabilised gravel The look of gravel, without the ruts. Permeable, so water gets back into the ground.
-
Klinkers (clay pavers) Fired-clay pavers in herringbone or stretcher bond. The classic Belgian driveway.
-
Natural stone Belgian bluestone, sandstone or porphyry. For an entrance that stands out.
6% VAT for the driveway to the house
The driveway linking the street to the house, or to its attached garage, can qualify for 6% VAT if the house is more than ten years old. Garden paths, a drive serving only a detached garage and parking spaces stay at 21%. We spell it out in the quote.
Do you need planning permission for a driveway?
In front of the house, all three Regions limit what can be paved. A permeable surface nearly always makes things easier.
| Brussels | In the front setback zone, only the paths to the front door and the garage may be paved. The rest stays garden. |
|---|---|
| Wallonia | Exempt in permeable materials, with no significant change in level. Together with any parking spaces, up to 300 m² if permeable and non-continuous. |
| Flanders | In front of the house, only the driveway that is strictly necessary is exempt. In Flemish Brabant, rainwater from a new surface that needs a permit must stay on the plot. |

Frequently asked questions
How much does a clay paver driveway cost per m²?
With us, usually €224 to €246 per m² excl. VAT for a driveway that takes cars, foundation and edging included.
Does stabilised gravel hold up under a car?
Yes. The gravel sits in honeycomb grids laid on a compacted base. You can drive and park on it without making ruts.
Can we keep the old pavers?
Sometimes. If they are sound, we can lift them, redo the foundation and lay them again. We see on site.
