What makes the price vary

The soil

Clay or backfilled ground needs a thicker foundation and sometimes drainage.

What is already there

Our prices include breaking up and removing the old surface, which accounts for €56 to €66 per m². On bare ground, the price drops by that much.

Access

A garden that can only be reached through the house or a narrow passage means working with smaller machines, or by wheelbarrow.

Levels and water

Sloping ground, a terrace that has to sit below a threshold or water that needs draining away all add low walls, steps or channel drains.

Size

The price per m² drops as the area grows: setting up the site is spread over more metres.

Material and finish

Large-format Belgian bluestone, thick porcelain or tropical hardwood cost more than standard clay pavers.

6% or 21% VAT?

For a house more than ten years old, part of the outdoor work can be invoiced at 6% instead of 21%. The difference is significant, so here are the rules as we apply them.

6 %

Can go at 6%

  • The terrace attached to the house
  • The driveway linking the street to the house, or to its attached garage
  • A low wall against the house that does not mark the property boundary
  • A pergola or roof fixed to the house, over the terrace
  • A carport

21 %

Stays at 21%

  • Parking, even right next to the house
  • Fences and gates
  • A terrace at the bottom of the garden, away from the house
  • Garden paths and the driveway to a detached garage
  • Garden landscaping, planting and maintenance
  • Swimming pools, ponds and free-standing sheds

Conditions: the house was first occupied at least ten years before the first invoice, it is mainly used as a private home, and we supply and install the work, with the invoice addressed directly to the occupant, whether owner or tenant. There is no longer a certificate to sign: a statement appears on the invoice and you have one month to dispute it. If a single job mixes both rates, the invoice separates them.

Example: €10,000 excl. VAT for a terrace attached to the house comes to €10,600 incl. VAT at 6%, instead of €12,100 at 21%. With €4,000 of parking on the same job, that €4,000 stays at 21%.

These rules come from the tax authority’s position (decision E.T. 80.398) and the public sources listed below. We check each situation with you when we quote.

Where these figures come from

They are the prices from our 2025 and 2026 quotes, for jobs in Brabant and Brussels, checked one by one with their area. Where we have enough projects, we give the range of the middle half (a quarter lower, a quarter higher); otherwise the lowest and highest. These are not teaser prices.

Frequently asked questions

Does the price include groundwork?

Yes. Our prices per m² are all-in: breaking up the old surface, disposal, groundwork, foundation, laying and edging. On bare ground with nothing to break up, count €56 to €66 less per m².

Why are some prices online lower?

Many published prices cover laying only, without foundation or groundwork, or supply only. Always compare quotes that state the thickness of the foundation.

Is the quote free?

Yes. Max comes to see your property for free, and the quote commits you to nothing.
