Parking areas and parking spaces
In front of a house or for a block of flats, a parking area is decided below the surface: a foundation that takes the weight and drainage planned from the start.
For a 60 m² parking area in pavers, our price is usually €13,400 to €14,800 excl. VAT, reinforced foundation included.

In front of the house: check what is allowed
Turning a front garden into parking is not always allowed, especially in Brussels, where the front setback zone (zone de recul) is in principle meant to stay planted. We check your municipality’s rule before pricing.
Residential buildings and businesses
We also redo parking areas for residential buildings and businesses: relaying pavers, fixing subsidence, marking out bays and drainage.
21% VAT for parking
A parking area stays at 21%, even right next to the house. If the same job includes the driveway linking the street to the house, that part can go at 6%: the quote splits the two.
Do you need planning permission for parking?
This is the most tightly regulated point. In front of the house, the answer changes completely from one Region to the next.
| Brussels | Not allowed in principle in the front setback zone, unless a municipal regulation permits it. |
|---|---|
| Wallonia | Exempt up to 300 m² if it is permeable, non-continuous and connects directly to the street. Otherwise, a simplified permit, without an architect. |
| Flanders | A parking space in front of the house always needs a permit. |
